The two greatest dangers to a house in Florida are hurricanes/storms and flood. It is therefore no surprise that they are often excluded from many homeowner policies. It is not uncommon for people to have three policies to protect their home; homeowners policy, windstorm policy and flood policy. The first important fact to know is if you are in the "windpool" or not. The wind pool is often specific areas along the Florida coast that no private insurance company wants to insure homes against windstorm damage caused by hurricanes & storms. Most insurance companies will agree to insure your home for the normal perils, fire etc, but exclude windstorm damage and certainly flood damage. If private insurance companies decline to insurre a home for windstorm then the State of Florida, under the auspices of Citizens Property Insurance Company, will insure the home for windstorm. Flood Insurance is available as separate policy backed by the Federal government. If your home is not in the windpool then a private insurance company may agree to insure your home for the normal perils and include windstorm.
